Water Leaks
Water leaks can be caused by several different factors. First, they can be caused by old age where the pipes will wear thin and start pinhole leaks. Another contributor in water leaks is due to electrolysis, which is the result of two different types of metal being used together. Other factors can be defective solder joints, corrosion due to contact with concrete, kinked pipes or poor workmanship. The most common water leak is called a slab leak where a water line below the concrete slab of the house is leaking. Slab leaks are noticeable when a wet area appears causing damage to carpet or buckles wood floors. Sewer Leaks
Sewer leaks occur for various reasons. One of the most common types of sewer leaks is found in older homes with clay sewers in the front yard. The problem occurs when roots grow under or through the sewer causing it to lift or clog. This can be resolved by replacing the clay sewer with ABS plastic pipe.
Compromised sewer lines in the home can be another source for a root problem. Roots typically grow towards a water source. If there is a leak in the home the roots will grow towards the leak and potentially into the pipe causing further damage.
Other types of sewer leaks can occur in houses with raised foundations. This is mostly due to old cast iron piping that corrodes and breaks apart resulting in the sewer draining under the house. It is important to be aware of potential sewer leaks by noticing a foul odor or soggy ground.
Gas Leaks
Gas leaks are potentially dangerous and should be taken seriously. If a gas leak is known, the first measure to be taken is to turn off the gas. Older gas lines were plumbed in black iron pipe which corrodes over time and causes leaks, which we replace with polyethylene pipe. Gas leaks can also be caused from movement like earthquakes or ground settlement.
